Rent with all bills included in Prague – what it really covers

At Rezidence Kandertova in Prague 8 – Libeň, rent with all bills included means water, heating, electricity, waste and fibre internet up to 2 Gb/s in one fixed monthly price – from €570 per person in a twin studio or €980 for a single studio. There is no year-end settlement and there are no hidden, admin, service or commission fees and no micro-payments. The rent you pay on the 1st of the month is your whole housing cost.

What rent with all bills included covers at Kandertova

Every price on our site already contains the running costs of the studio. You do not sign up with an energy supplier, you do not pay monthly advances and you do not wait for a settlement at the end of the year.

  • Water – hot and cold, softened for the whole house by a central filter
  • Heating – from the new boiler room
  • Electricity – lights, kitchen appliances, your laptop and everything else
  • Waste collection
  • Fibre internet up to 2 Gb/s in every studio

What normal residential use means

The all-inclusive price is set for normal residential use: living, studying, cooking, showering and doing your laundry. Commercial use of the studio is excluded. In plain words, if you simply live in your studio, the price you see is the price you pay. If you are unsure whether something counts as normal use, ask us before you sign.

Deposit €1,000 for every studio (€200 of it paid as the reservation). All bills included – water, heating, electricity, waste and fibre internet up to 2 Gb/s. No hidden fees. Prices and terms valid for move-in from 1 December 2026 (tentative).

Why the house can include every bill

An all-inclusive rent works best in a building that uses little energy, which is one reason why the 2022–2026 reconstruction went down to the building services. The house is rated energy class B on its energy performance certificate (PENB), thanks to new Isover insulation, insulating triple glazing with argon-filled cavities and a brand-new gas boiler room for heating and hot water.

Motorised external aluminium blinds keep summer heat outside, and a central water-softening filter protects taps, showers and kettles from limescale. Because everything is new, there are no draughty old windows or worn-out boiler quietly driving costs up.

How a typical Prague rent is built

If you have not rented in Czechia before, it helps to know how a standard offer is usually structured, so that you compare like with like.

The advertised rent normally covers only the use of the flat. On top of it comes a monthly advance for services – such as water, heating, waste and cleaning of common areas – paid to the landlord. Electricity, and sometimes gas, often runs on a separate contract with a supplier in the tenant's name, and internet is another contract again. Once a year the landlord settles the service advances against actual consumption: you either get money back or pay the difference. Some offers also include an agency commission or other one-off fees.

What is not included

A few things stay with you. Bring your own bedding and personal items – the studio is otherwise furnished with a bed and mattress, desk and chair for each resident, built-in wardrobes and a fitted kitchen. Liability insurance is required: you upload it, together with proof of study or work, 14 days before move-in. The €1,000 deposit is not a cost but a refundable security, returned within 30 days after you move out.

Frequently asked questions

Is there a cap on energy use?

The price applies to normal residential use; commercial use is excluded. We do not send extra utility bills and there is no year-end settlement.

Is internet really included?

Yes. Fibre internet up to 2 Gb/s is installed in every studio and is part of the monthly price, so you do not need a contract of your own.

Will the rent change during my contract?

Please ask us – the binding terms are in the contract you sign online, and we are happy to go through them with you before you sign.

Do I pay anything apart from the rent?

Only the refundable €1,000 deposit, of which €200 is paid as the reservation. There are no admin, service or commission fees.
