How the deposit and reservation work for student housing in Prague
Here is how the deposit and reservation work for student housing in Prague at Rezidence Kandertova (Prague 8 – Libeň): the deposit is €1,000, the same for a twin place or a whole studio. You pay €200 of it as the reservation within 5 days of signing a short reservation agreement – part of the deposit, not a fee – and the remaining €800 when you sign the lease, by 15 November 2026 (for later bookings, within 7 days of receiving the lease). The first month follows 14 days before move-in, and the deposit is refunded within 30 days after you move out.
How the deposit and reservation work, step by step
Think of it as a timeline with five points. Nothing is paid when you apply – the application is free and commits you to nothing until you sign the reservation agreement.
- After the reservation agreement: €200 by bank transfer within 5 days. When it arrives, we reserve your studio, usually within 1 working day, and send the lease to sign online
- With the lease: sign it and pay the remaining €800 of the deposit by 15 November 2026 – for bookings made after that date, within 7 days of receiving the lease; once both sides have signed, your booking is confirmed
- 14 days before move-in: the first month's rent, by bank transfer
- Every month: rent on the 1st by bank transfer with your variable symbol – all bills included
- After you move out: the €1,000 deposit comes back within 30 days
Worked examples: what you pay before you get your keys
Both examples assume a start on the 1st of a month. With a start on the 15th, the first payment covers rent only until the end of that month, so the amount due 14 days before is lower. The other options work the same way: a twin place in Type 02 (€670) means €1,670 before move-in, a single Type 01 studio (€980) €1,980.
- Twin place, Type 01 at €570 a month: €200 reservation, €800 with the lease, then €570 for the first month – €1,570 in total, of which €1,000 is your refundable deposit
- Single studio, Type 02 at €1,090 a month: €200 reservation, €800 with the lease, then €1,090 for the first month – €2,090 in total, again with €1,000 of it as deposit

Every cancellation scenario at a glance
This is a summary – the reservation agreement and the lease you sign online are binding. If you do not pay the reservation within 5 days, it simply lapses and nothing is owed.
- You do not sign the lease by the deadline, withdraw, cancel before move-in, or do not arrive → the €200 reservation is kept
- Visa or university admission refused → no refund: the €200 reservation is kept
- Visa delayed → move your start date once, free of charge, by up to 2 months
- We cannot provide the accommodation because the occupancy permit (approval for use of the building) has not been issued → 100 % refund of the €200 reservation and everything you have paid
- There are no other refund reasons – by booking you acknowledge that the building is under construction and being completed
Paying and keeping track
All payments go by bank transfer. The contract currency is the euro and the koruna amounts we show are indicative, so your deposit and rent are fixed in euro. Your contract, payments and requests are in the online resident zone, and each rent payment carries your own variable symbol so it is matched to you. Utilities are included and there is no year-end settlement, so no extra energy bill follows after you move out.
A checklist for comparing deposit terms anywhere
Whether you are looking at a dorm, a shared flat or another residence, these questions make offers comparable:
- Is the reservation part of the deposit, or a separate fee you never see again?
- How much is due before you hold a contract signed by both sides?
- Which situations, if any, give a full refund – and is that written in the agreement?
- By when is the deposit returned after you move out, and is that written in the contract?
- Are there admin, agency or service fees on top?
- Are utilities included, or settled separately at the end of the year?
Frequently asked questions
Is the €200 reservation refundable?
Only in one case: if we cannot provide the accommodation because the occupancy permit for the building has not been issued – then you get the €200 and everything you have paid back. There are no other refund reasons: if your visa or admission is refused, you do not sign the lease by the deadline, withdraw, cancel or do not arrive, the €200 reservation is kept.
When do I get my deposit back?
Within 30 days after you move out.
Do I pay anything before the occupancy permit?
Possibly, yes: the €200 reservation and the remaining €800 of the deposit, paid with the lease by 15 November 2026, may fall before the occupancy permit is issued – both are your deposit, not rent. No rent is charged before handover; the first month is due 14 days before your move-in. If we cannot provide the accommodation because the occupancy permit has not been issued, you get everything back.
Is the deposit lower for a twin place?
No – it is €1,000 whether you book a place in a twin studio or a whole studio, Type 01 or Type 02.
