1. Operator and contact details

The operator of rezidencekandertova.cz and of the accommodation at Rezidence Kandertova, and the recipient of all payments, is:

2. What we offer

Long-term housing (lease) in brand-new, fully furnished studios with a private bathroom and kitchenette at Rezidence Kandertova, Prague 8 – Libeň, for students and expats. The minimum lease term is 6 months.

• Type 01 (20 m²): twin studio €570 per person per month (CZK 13,900), single €980 (CZK 23,900).
• Type 02 (27.5 m²): twin studio €670 per person per month (CZK 16,400), single €1,090 (CZK 26,600).
• The monthly price includes energy, water, heating, waste and fibre internet. The current price list is on the home page; the price in the reservation agreement and the lease is binding.

No goods and no third-party services are sold through the website. The operator accepts payments only for its own services described in these terms.

3. What you pay for

• Reservation fee €200 (CZK 4,900) – after signing the reservation agreement, within 5 days. It is credited towards the deposit.
• Deposit of €1,000 in total per studio – the rest (€800) together with signing the lease, by the date in the reservation agreement at the latest. We refund the deposit within 30 days after you move out and hand over the studio, less any amounts owed under the lease.
• Monthly payment (rent including services) – the first month 14 days before the lease starts, then monthly in advance by the due date in the lease.
• Other payments only if the lease provides for them or the resident orders them (e.g. cleaning, compensation for damage) – always with the price stated in advance.

The operator charges no fee for paying by card. Prices are final.

4. How the contract is concluded

• The applicant fills in the online application (studio, dates, contact details, details for the contract, passport/ID number and photo).
• In step 3 the applicant reads and electronically signs the reservation agreement (by typing their name) and confirms agreement with these terms and the complaints procedure. The agreement takes effect when the reservation fee arrives.
• The operator e-mails the lease to sign online (verified by a code sent by e-mail). The lease is concluded when both parties have signed; the signed PDF is sent by e-mail and is available in the resident portal.
• Contracts are concluded in English or Czech and archived electronically by the operator.

The application itself creates no obligation to pay – the obligation arises by signing the reservation agreement.

5. Prices, currency and payment methods

Prices are shown in euros together with a fixed price in Czech crowns. You can pay:

• by bank transfer to account 2603138171/2010 (Fio banka, a.s.), IBAN CZ05 2010 0000 0026 0313 8171, BIC FIOBCZPPXXX, with the variable symbol from the payment details (in EUR or CZK);
• by payment card online (Visa, Mastercard), where offered for the payment, through the secure GP webpay payment gateway operated by Global Payments Europe, s.r.o. for Fio banka, a.s. Card payments are made in Czech crowns (CZK) at the fixed CZK price shown in the payment request; any conversion from the currency of your card account is made by your card issuer.

A card payment is a domestic transaction – the merchant (Relimex group s.r.o.) is established in the Czech Republic. You enter your card details directly on the payment gateway page; the operator never sees or stores them. Payments are authenticated with 3D Secure (Visa Secure, Mastercard Identity Check). We confirm every payment received by e-mail and it appears in the resident portal.

Automatic monthly card payment (recurring payment) – the resident can switch it on with the first card payment or in the resident portal. Before switching it on, the resident sees and explicitly agrees to: the amount of the monthly payment under the lease (it may change only as the lease allows, e.g. when service advances change), the charge date (the due date under the lease), the duration (until the lease ends or until cancelled) and that communication is by e-mail. We confirm the consent by e-mail within 2 days. Before each charge we send an e-mail reminder with the amount and date at least 7 days in advance, and after each charge a confirmation with a cancellation link. Changes of the amount or date are announced in advance; when the card is about to expire we ask you to renew it. The automatic payment can be cancelled easily online at any time in the resident portal (Payments → Cancel automatic payment) or by e-mail; cancelling does not end the lease – rent is then paid by bank transfer or a one-off card payment. If the first (registration) payment fails, no further charges are made and the resident is informed. Card details are stored only by Global Payments Europe and only with the resident's consent.

6. Provision of the service (delivery)

Nothing is shipped – the service is the provision of a studio for housing from the lease start date. The studio is handed over in person on site with a handover protocol after the deposit and the first monthly payment have been paid.

The building is under construction and being completed. Move-in is tentatively planned from 1 December 2026; the operator confirms the exact date in writing once the occupancy permit is issued. No rent is payable before the studio is handed over.

Documents (reservation agreement, lease, payment confirmations) are delivered electronically by e-mail and in the resident portal.

7. Cancellation, forfeiture and refunds

• If the applicant does not sign the lease or pay the rest of the deposit in time, withdraws from the reservation or does not move in, the reservation fee is forfeited as compensation for holding the studio (details in the reservation agreement). A refused visa or not being admitted to study does not change this.
• If the operator is unable to provide the accommodation because the occupancy permit has not been issued, it refunds the reservation fee and everything paid in full within 14 days.
• Termination of the lease, notice and the return of the deposit are governed by the lease and the Czech Civil Code.
• Refunds: a card payment is refunded to the same card through the payment gateway, a bank transfer to the account it came from (or an account the client names in writing). Cash refunds of card payments are not possible.

Rights granted to consumers by mandatory law (including any right to withdraw from a distance contract) are not affected.

8. Complaints

The procedure and time limits are set out in the complaints procedure. A complaint cannot be rejected because the payment was made by card.

10. Out-of-court dispute resolution

Consumers may resolve a dispute arising from the reservation agreement or the lease out of court with the Czech Trade Inspection Authority (Česká obchodní inspekce), Central Inspectorate – ADR department, Štěpánská 15, 120 00 Prague 2, adr.coi.cz. The Czech Trade Inspection Authority also supervises compliance with consumer protection law (coi.cz).

11. Final provisions

These terms are governed by Czech law. If the reservation agreement or the lease differs from these terms, the contract prevails. The operator may change these terms; contracts already concluded are governed by the version in effect on the day they were concluded.

These terms and conditions are effective from 21 October 2026.
