Coliving in Prague

What is coliving? The meaning, explained in plain language

What is coliving? Coliving is a form of rental housing in which each resident has a private, furnished room or studio, shares some common spaces with other residents and pays one monthly price that usually includes bills and internet. It sits between a shared flat and a serviced apartment: more privacy and less admin than a flatshare, longer stays than a hotel-style let.

What is coliving? The meaning in one paragraph

Co-living, as it is also spelled, usually combines four things: a furnished private unit, common spaces that residents share, one monthly price instead of rent plus separate utility contracts, and a contract that is simpler to start than a classic tenancy – often signed online, sometimes from abroad.

There is no legal definition, so operators use the word differently. When you compare offers, check what is private, what is shared and what the price covers.

How coliving differs from a hostel, dorm, flatshare or serviced apartment

Coliving is easiest to understand next to the options people already know.

  • Hostel: you pay per night and often sleep in a shared dorm. Coliving is rented for months and your unit is yours for the whole contract.
  • Student dorm (kolej): rooms are usually shared, bathrooms and kitchens often shared on the floor, and the university allocates places. Coliving is usually open to students and non-students, and you choose your unit.
  • Flatshare: several people share one flat, kitchen and bathroom; often one person signs the lease and utilities are split. In coliving you usually have your own contract and bills are in the price.
  • Serviced apartment: hotel-style, often for shorter stays and priced accordingly. Coliving is meant for a semester, a year or longer.

Coliving explained: the two typical models

Room-based coliving is the more common type: you rent a private bedroom in a larger flat or house and share the kitchen, living room and sometimes the bathroom. It is often cheaper, but daily life depends a lot on who you share with.

Studio-based coliving gives every resident a self-contained studio with a kitchenette and bathroom; the shared part is the house – laundry, storage, common rooms. You get the privacy of your own flat with the simplicity of an all-inclusive rent.

What is usually included? Furniture, utilities and internet almost always. Some operators add cleaning of common areas or organised activities – check the contract, not the advert.

Who coliving suits – and who it doesn't

Coliving suits people moving to a new city who want to arrive at a ready home: university and Erasmus students, expats starting a new job, researchers and young professionals. It also suits anyone who prefers one predictable monthly amount to energy suppliers and year-end settlements.

It suits you less if you need a place for a few weeks, want a large family flat, or want to furnish everything to your own taste. Units are usually compact, because the price is built around a ready, furnished space.

Frequently asked questions

Is coliving the same as a shared flat?

Not quite. In a typical flatshare the kitchen and bathroom are shared and utilities split; in coliving you usually have your own contract with bills included. In studio-based coliving, such as Kandertova, your kitchenette and bathroom are private too.

Can I do coliving for one month?

Some operators offer short stays. At Rezidence Kandertova the minimum is 6 months – there are no short-term rentals.

Is coliving only for students?

No. Coliving in general attracts students, expats and young professionals, and Rezidence Kandertova is made for all three.

Does coliving mean I have to share a room?

Not necessarily. Many colivings rent private rooms; at Kandertova you can have a whole studio to yourself, or choose a twin studio and share it with one person.
