If you want a fixed monthly cost, Rezidence Kandertova in Prague 8 – Libeň is student housing near the University of Finance and Administration (VŠFS) worth a look: Estonská in Vršovice is about 36–43 minutes by public transport, Karlín's offices about 13–16 minutes. A place in a brand-new twin studio costs €570 a month with every bill included – no year-end settlement and no admin fees.
Getting to Estonská 500/3
Tram 3 or 24 from U Kříže to Florenc, metro C to I. P. Pavlova and a tram to Ruská – or tram 24 to Karlovo náměstí and tram 22 to Ruská. From Ruská it is about three minutes on foot. The PID journey planner gives about 36–43 minutes door to door on a weekday; by bike roughly 25–30 minutes (our estimate).
Working while you study: offices close, costs fixed
If you work alongside your studies, the commute to the office matters as much as the one to lectures. The Karlín business district around Křižíkova and Florenc is about 13–16 minutes by direct tram, Pankrác about 28–31 minutes via Florenc and metro C – a shift before or after lectures is realistic.
On the cost side you get what a finance student likes to see: one fixed monthly amount. Water, heating, electricity, waste and fibre internet up to 2 Gb/s are included – no utility advances, no year-end settlement, no admin or commission fees.
One note for your spreadsheet: the contract currency is the euro, so if you earn in koruna, the CZK equivalent of your rent moves with the exchange rate.

Budget the deposit and reservation like a cash-flow plan
The deposit is €1,000 for every studio, twin place or single:
- After the reservation agreement: €200 reservation (4 900 Kč) by bank transfer within 5 days – the first part of the deposit, not a fee
- With the lease, by 15 November 2026 (later bookings: within 7 days of receiving the lease): the remaining €800 of the deposit
- 14 days before move-in: the first month's rent
- Every month: rent on the 1st by bank transfer with your variable symbol
- After you move out: the deposit refunded within 30 days
- Total before the keys for a Type 01 twin place starting on the 1st: €1,570 (€200 + €800 + €570); a start on the 15th pays rent only until the end of that month
Student housing near VŠFS: twin place or single studio?
A twin place is the lowest price in the house: €570 per person in Type 01 (20 m²), €670 in Type 02 (27.5 m²). You share with a friend or a resident we match you with – same gender by default – but each of you has your own bed, desk and chair, and the kitchenette and bathroom are shared by two. A single studio costs €980 or €1,090 a month and makes sense if you often work from home or need silence before exams.
Combined study: in Prague only part of the week?
If you study in the combined form and come to Prague two or three days a week, be aware that we do not offer short-term stays, nightly rates or part-week contracts. Every contract runs from 6 months and starts on the 1st or 15th of a month. The most economical base is a twin place at €570 a month, and the contract can be extended if you later study full-time or take a job in Prague.

Frequently asked questions
Is there a cheaper option if I am only in Prague part of the week?
We do not offer short stays or part-week rates. The lowest price is a twin place in Type 01 at €570 a month with all bills included, on a contract of at least 6 months.
How is rent paid?
By bank transfer on the 1st of each month, with your variable symbol. The first month is paid 14 days before move-in (the rest of the deposit earlier, with the lease); your contract and payments are in the online resident zone.
What exactly is included in the price?
Water, heating, electricity, waste and fibre internet up to 2 Gb/s, plus the furnished studio with a bed, desk and chair for each resident, fitted kitchen, wardrobes and private bathroom.
What if my admission to VŠFS is refused?
Unfortunately, that is not a reason for a refund – the €200 reservation is kept. The only full refund is if we cannot provide the accommodation because the occupancy permit has not been issued.
