Coliving Prague price: what you pay and what it includes
The coliving price in Prague at Rezidence Kandertova is €570 per person a month for a place in a twin studio and €980 for a single studio (Type 02: €670 and €1,090), with water, heating, electricity, waste and fibre internet up to 2 Gb/s included. On top of that you pay only a €1,000 deposit, returned within 30 days after you move out – no admin, service or commission fees and no micro-payments.
What a coliving price usually includes – and what a normal rental adds
Coliving is usually priced as one monthly figure that bundles a furnished room or studio, utilities, internet and often access to shared spaces. What exactly sits inside it varies, so read the small print: some offers add separate service, cleaning or community fees.
A standard Prague rental is built differently: rent for the flat, plus monthly service advances, often separate electricity and internet contracts in your name and a year-end settlement that can bring a further bill – sometimes with an agency commission on top. To compare a co-living offer fairly, add these items to the rent first.
Coliving Prague price list at Kandertova
Two studio types, each as a place in a twin studio shared with one flatmate or as a whole studio for you. Twin places are currently offered on the 2nd floor, single studios on the 5th floor.

What is in the monthly price
The rent covers the furnished studio and its running costs: water, heating, electricity, waste and fibre internet up to 2 Gb/s, for normal residential use. No year-end settlement, no admin, service or commission fees, no micro-payments.
The house has a laundry room with washers and dryers, a storage room with private lockable boxes and a lift. The lounge, workspace, yoga studio and PlayStation area (20 m² each), parking for residents and a grill & chill area are in preparation. You arrange liability insurance, bedding and personal things yourself.
One-off payments before you move in
The only one-off payment is the €1,000 deposit, the same for every option. €200 of it is the reservation, paid by bank transfer within 5 days of signing a short reservation agreement online – part of the deposit, not a fee. The remaining €800 is due with the lease, by 15 November 2026 (for later bookings, within 7 days of receiving the lease). The first month's rent follows 14 days before move-in.
The €200 reservation is binding under the reservation agreement. A full refund applies only if we cannot provide the accommodation because the occupancy permit has not been issued – the building is under construction and being completed.

Worked examples: six months and a full year
With nothing added to the rent, a stay costs the monthly price times the months. The examples assume a start on the 1st; with a start on the 15th, the first month is charged only until the end of that month.

Frequently asked questions
Are there any fees on top of the coliving price?
No admin, service or commission fees and no micro-payments. The only other payment is the €1,000 deposit, returned within 30 days after you move out.
Is the price per person or per studio?
Twin prices are per person – two residents of a Type 01 twin studio each pay €570. Single prices are for the whole studio.
Does the lower twin price mean sharing a kitchen with a whole floor?
No. In a twin studio you share the kitchenette and bathroom only with your one flatmate – a friend or a matched flatmate, same gender by default.
Can I get the €200 reservation back if I change my mind?
No, it is kept if you withdraw, cancel or do not sign the lease in time. The only full refund is if we cannot provide the accommodation because the occupancy permit has not been issued.
