> Brand-new student and expat coliving in Prague 8 – Libeň, Czech Republic (Kandertova 1131/1a, 180 00 Praha 8, next to Pod Korábem park). 52 furnished studios with their own kitchenette and bathroom. Twin place from €570 per person a month, single studio from €980 a month, all bills included (water, heating, electricity, waste, fibre internet up to 2 Gb/s) – no hidden fees. Move-in tentatively from 1 December 2026; minimum stay 6 months.

## Key facts
- Studios: Type 01 = 20.0 m² (47 studios), Type 02 = 27.5 m² (5 studios). Each has its own kitchenette and bathroom, furnished (bed with mattress, desk and chair per resident, built-in wardrobes, fitted kitchen with appliances).
- Two ways to live: twin (a place in a twin studio shared with a friend or a matched flatmate, same gender by default) or single (the whole studio).
- Monthly prices, all bills included: Type 01 twin €570 per person (≈ 13 900 Kč), Type 01 single €980 (≈ 23 900 Kč), Type 02 twin €670 per person (≈ 16 400 Kč), Type 02 single €1,090 (≈ 26 600 Kč). EUR is the contract currency.
- No hidden fees, no micro-payments, no admin, service or commission fees, no year-end utility settlement.
- Deposit €1,000 for every studio (≈ 24 400 Kč). €200 of it is paid as the reservation within 5 days of signing a short reservation agreement; the remaining €800 together with signing the lease by 15 November 2026 (for bookings made after 15 November 2026: within 7 days of receiving the lease). Refunded within 30 days after moving out.
- Stay from 6 months, extension possible; contracts start on the 1st or 15th of a month. No short-term stays.
- Move-in tentatively from 1 December 2026 (confirmed in writing after the occupancy permit; no rent before that). Currently offered: twin studios on the 2nd floor, single studios on the 5th floor.
- Building fully reconstructed 2022–2026 (first occupants), energy class B, triple glazing, external blinds, lift, laundry room with washers and dryers, storage room with lockable boxes, fibre internet in every studio. In preparation: lounge, workspace, yoga studio, PlayStation area, parking spaces, grill & chill area.
- Location: AMBIS University 3 min walk; U Kříže tram stop 5 min walk; Praha-Libeň U Kříže train stop 3 min walk; Palmovka metro (line B) about 11 min by public transport; Karlín about 15 min; VŠE about 28–33 min, ČVUT Karlovo náměstí 25–30 min, ČVUT Dejvice 35–45 min, most Charles University faculties about 25–45 min by public transport (door to door, verified in the PID/IDOS journey planner).
- Booking: apply online in 2 steps (free, about 3 minutes; passport/ID number and a photo of the passport/ID required) → sign a short reservation agreement online → pay the €200 reservation (part of the deposit) by bank transfer within 5 days → after payment a specific studio is assigned and the lease sent for online signature, usually within 1 working day → sign the lease and pay the rest of the deposit (€800) by 15 November 2026 (bookings after that date: within 7 days of receiving the lease) → booking confirmed once the lease is signed by both sides. First month's rent 14 days before move-in, then rent on the 1st of each month. Free visa/accommodation confirmation letter (Czech and English) within 5 working days once the lease is signed. Registration with the foreign police done for the resident at move-in.
- Cancellation: reservation not paid within 5 days → it simply lapses, nothing is owed. The only case of a full refund (the €200 reservation and everything paid) is if the accommodation cannot be provided because the occupancy permit (kolaudační souhlas) has not been issued; the future resident acknowledges that the building is under construction and being completed. There are no other refund reasons: lease not signed by the deadline, withdrawal, cancellation before move-in, no-show, refused visa or university admission → the €200 reservation is kept. Visa delayed → start can be moved once for free (up to 2 months). No rent is charged before handover.
